What are Non-QM loans?

Non-QM (non-qualified mortgage) loans are designed for borrowers with loan profiles which don't fit agency guidelines. Agency guidelines refer to Fannie Mae, Freddie Mac, FHA, and VA guides. For loans that don't fit into these guidelines Non-QM Loans are available to fill the gaps. Non-QM can be used for primary homes, second homes, and investment properties. They're available all of the standard transaction types - purchase, refinance, and cash out refinance.
